    A part-filled unit reads as occupied. Real exposure is understated in the weeks it matters most.

  • Effective rent

    Rate and concession are set per bed. A unit-level average hides which bed type is mispriced.

  • Renewal targeting

    Retention addresses a unit, not the four people making four independent decisions.

  • Turn planning

    Make-ready scope, vendor load and cost are driven by beds turning, not units turning.

And the people are not one person: the signer, the payer and the occupant are often three. Guarantor and roommate-group relationships are modeled explicitly and privacy-aware.
